2021 ANTICIPATED HOUSING MARKET
APPRECIATION

The 2020 shortage in inventory lead to an
incredible 15% year-over-year
appreciation, nationwide. In my opinion,
it’s lender appraisals that will be largest
regulator of appreciation in the coming
year.

Despite buyers willing to pay more for a
house they like, the housing crash in 2008
still impacts lenders today. Strict lending
standards and conservative appraisals are
implemented to avoid creating another
housing bubble. Buyers using mortgages
are often outbid because the banks won’t
lend them additional funds to outbid cash
buyers.

The National Association of Realtors has
forecasted appreciation will continue this
year at a more reasonable 5%
